§ 60-67. I-1 Industrial District.
(a)
Purpose. The I-1 Industrial District is intended to provide for the orderly development of light manufacturing or light industrial operations which, on the basis of actual physical and operations characteristics, would not be detrimental to the surrounding area or to the town as a whole by reason of smoke, noise, dust, odor, traffic, physical appearance, or other similar factors; and to establish such regulatory controls as will reasonably ensure compatibility with the surrounding area in this respect.
(b)
Plans and specifications to be submitted to plan commission. To encourage an industrial use environment that is compatible with the rural character of the town, zoning and/or building permits for permitted uses in industrial districts shall not be issued without review and approval of the plan commission. Said review and approval shall be concerned with general layout, building plans, ingress, egress, parking, loading and unloading, location, landscape plans and drainage.
